The Indian GDP growth has been slowing down since Q2 2018, and in Q1 2020, it was the slowest over the previous 26 quarters. This has been a result of lower consumer demand and a decline in manufacturing activity. The dampening economic growth has had an adverse impact on sales of the residential real estate sector, while the office sector has been less affected. In addition, the sudden outbreak of an epidemic has caused further stress to real estate. The government has introduced several policies such as extension of PMAY CLSS till March 31 2020, and an INR 20tn fiscal package to deal with contraction in economy caused by COVID-19. Of the three sectors (residential, office, and hotel), the hotel sector is worst affected by lockdown and is likely to take longer to recover. The office sector has been the least impacted and is estimated to recover in Q3 2020.
